THE BUILDING PROCESS – STEP BY STEP

First Step – Arrange a meeting with the designer and builder Don Denning. Bring your ideas, pictures, Houzz files – everything that helps communicate your vision. If you already own your building site we will want to meet again at your site. Our goal is to fully understand your vision of home.

Next – Using your list of needs and desires plus information about your site, we can estimate the approximate size and cost of your project and offer help to make your dream home possible. Then, being a possibility, we can proceed to the design process.

DESIGN PROCESS

At Artisan, it is a collaborative process, we start with your “want list”, your building site topography, view orientation, etc., then utilizing all the available information, design a floor plan that best fulfills your design dreams. Upon completion of the initial floor plan we meet again for presentation. You can take as much time as you wish to study the floor plan, then when you are ready you can show us your desired changes and additions. We will edit the plan, then repeat the process. Once perfected to your approval, we will illustrate the exterior views for your review, again repeating the collaborative approach. Once the floor plan, exterior illustrations and basic amenities are complete and have your approval, we can move to the next phase.

Next – With the preliminary plan and basic specifications now ready, we will prepare a preliminary budget. Each Line Item is broken down for you so you will get a clear picture of how much you are spending for each item. There are slightly over 50 line items on most projects. We will help you adjust costs on each line item as needed. Once you approve the budget, we can submit the preliminary plans to the Community Association for preliminary approval.

The time frame for plan development to this point can be as little as 3 weeks, depending on your review and approval response.

Next – With the Association input, we will continue developing the plans, provide documents for lender approval, Planning and Building department approval, construction contracts, specifications, site plans, landscaping plans and all other documentation required to start construction.

CONSTRUCTION

The Artisan Homes and Design construction team, including employees and subcontractors, are team players; they realize the outcome of each project depends on the skill and professionalism of each person and every company that contributes to your dream home.

Each Artisan project manager has on average 30 years of onsite construction experience. The subcontractors have decades of operational experience in their trades. These experienced professionals are proud of their work and enjoy working with a General Contractor who appreciates their contributions.

From your point of view as a client and owner of an Artisan Home you will appreciate the contributions of the team and be proud to be an owner of an exceptional home.

ACCOUNTING

You will be provided a monthly accounting of your project. You may choose a paper only report, digital only, or a combination of both paper and digital. Any changes to the work you may choose to make will be documented by a Change Order and costs associated with the Change Order are paid monthly.

AFTER MOVING IN

Artisan Homes are built to require minimum maintenance, but all homes require some!

We want our clients to be assured we will help when needed and warrantied issues will be remedied as quickly as possible. We are proud of our product and want each home to perform at its finest.
